What the Waterfront Permit Watch does
South Florida’s waterfront market changes long before every property appears in an MLS search. New homes, luxury rebuilds, boutique condominiums, multifamily projects and commercial waterfront improvements often begin with building, demolition, planning or development permits. MareVista Properties created the Waterfront Permit Watch to organize that public activity into a clearer research system focused specifically on waterfront real estate.
We review municipal permit records, planning information, county property-appraiser data, geographic waterfront context and available real estate sources. When ownership is held through a Florida business entity, we may also compare the public owner name with Florida Division of Corporations records. The purpose is not to declare that every project is available for purchase. The purpose is to identify verified construction activity, describe what is publicly known and continue watching for meaningful changes.
What these projects may represent
A waterfront permit can be associated with many different situations. A private owner may be building a custom residence for personal use. A developer may be constructing a home for resale. An investment entity may be improving a property for rental, redevelopment or a later sale. A foreign corporation may be holding the property for its principals. A nonprofit, trust or institutional owner may have an entirely different purpose. Permit activity alone does not establish market intent, representation or availability.
For that reason, every project is presented with careful status language. When an active MLS match is confirmed, the page can identify that fact. When no active listing is found, the status remains not confirmed for sale. Future market availability may change, but MareVista does not assume that an owner intends to sell.
Public preview and phone-verified research
The public portion of the Permit Watch is designed to explain the scope of the research and allow search engines to understand the cities, neighborhoods, project categories and waterfront construction trends being monitored. Public previews may show the city, general area, project type, waterfront verification, broad ownership category and current research status.
Complete property-level intelligence requires phone verification. After entering a name and mobile number and completing a one-time-password check, an authorized visitor may view the full address, folio or parcel number, permit details, owner information from public records, entity status, filing date, principal and mailing addresses, registered agent, managers or members, property-transfer information and the latest MLS-check result available to MareVista. This protects the time invested in collecting and verifying the information while still providing a useful public overview.
South Florida coverage
Fort Lauderdale, Boca Raton and Jupiter are the first published Permit Watch cities. Additional coastal and barrier-island municipalities will be added as their permit sources are collected, standardized and reviewed. Planned coverage extends across Miami-Dade, Broward and Palm Beach counties, including waterfront communities from Miami Beach north through Jupiter. Each city will be released only after the records have been filtered and the waterfront context has been checked.
